RATING & VALUATION

The Valuation Office Agency (VOA) is an executive agency of HMRC which provides HMRC with valuation and property advice needed to support HMRC’s tax functions.

Every five years, the VOA compiles a list of the rateable values of non domestic properties in England and Wales and also compiles the lists of council tax bandings for domestic properties across England and Wales.

Given the unique nature of property and the many variables taken into account by the VOA when determining a property’s rateable value it is entirely plausible that the VOA’s rateable value could be different to the actual rateable value and where this is the case the rateable value arrived at by the VOA may be subject to challenge so as to produce a different, and potentially lower rateable value with the result that less may need to be paid in business rates.
